One Year Later: AvalonBay Communities Inc. Joins 4040 Wilson Blvd.

Exactly one year ago, the Washington Business Journal reported that “Publicly traded multifamily developer AvalonBay Communities Inc. has signed on to anchor 4040 Wilson Blvd., the last piece of the The Shooshan Cos.’ Liberty Center mixed-use project in Ballston that’s been 20 years in the making.”

Being one year ago, we wanted to revisit the article. As the author, Daniel J. Sernovitz, states:

“AvalonBay has agreed to lease about 73,000 square feet, or more than three floors in the 22-story building being developed jointly by Shooshan and Brandywine Realty Trust. Liberty Center is located across North Randolph Street from Forest City Washington’s Ballston Quarter, another big project currently under construction.

Staying in Ballston was an important factor for AvalonBay, which will relocate in the spring of 2020 from 671 N. Glebe Road. Its selection of 4040 Wilson bolsters the partners’ decision in early 2016 to reprogram the project to a mix of residential, retail and office from what had been planned as a 426,000-square-foot office building with ground-floor retail.”

In a statement regarding AvalonBay, Kevin Shooshan, Director of Leasing and Marketing, said:

“When we decided to amend 4040 Wilson to a mixed-use building consisting of roughly a 50/50 split of office and residential and increased retail last year, we did so in an effort to adjust to the recent market trends which consisted of more prospective tenants in the [around] 75,000 [square feet] range, and more retail demand along Wilson Blvd. Just about a year after county approval, we’re honored to have executed a pre-lease with a company as prestigious as AvalonBay, securing their headquarters location here in Arlington County for years to come.”
